San Diego's Industrial Real Estate Squeeze Is Changing How Businesses Think About Storage in 2026

If you've tried to lease warehouse space in San Diego County this year, you've probably noticed something strange: the headline numbers say vacancy is up, but finding a functional space that actually fits your business is still a fight.

Cushman & Wakefield reported 7.3% countywide industrial vacancy in Q1 2026 across roughly 164.1 million square feet of inventory. Kidder Mathews put the figure higher, at 9.7% across 212.4 million square feet. Either way, the market has loosened from the ultra-tight conditions of a few years ago: softer demand and more cautious tenants have given larger companies more room to negotiate.

But smaller operators are still stuck

That loosening hasn't trickled down evenly. Kidder Mathews specifically flagged that while vacancy has grown in submarkets like Carlsbad thanks to new construction, small functional units remain what one report called "a distinct search problem." In plain terms: if you're a mid-size distributor, contractor, or retailer that needs a modest, flexible chunk of storage, not a 200,000 square foot distribution center, you're competing for a shrinking slice of inventory that was never built with you in mind.

At the same time, investors have noticed where the real opportunity is. Steel Peak and Tarsadia are reportedly targeting $150 million in yard-centric industrial acquisitions in 2026, starting in San Diego, with a longer-term goal of around $500 million. Locally, Steel Peak and development partner RPG are converting a Kearny Mesa flex-office property into a Class A industrial outdoor storage (IOS) site. That's a clear signal: capital is moving toward flexible, outdoor storage capacity because that's where unmet demand actually is.
